For many people, purchasing a home can be a stressful event. However, our agents at High Rock Realty have the knowledge and experience to not only remove the stress, but make the process exciting...as it should be! Here are my nine steps to buying a home.
Step 1 – Get ready to purchase
Before you begin your home search, there are several things you need to do. When you begin your search, you will want to form a checklist of items you need, plan for what school districts and neighborhoods you want to live, and start working on your budget. A good guideline to adhere to is that your mortgage payment should be no more than 30 percent of your net monthly income.
Step 2 – Get in touch with a real estate agent
That's where I can help. I'd be happy to schedule a time to speak with you regarding your real estate needs and get an idea of your plans for the future. We will discuss your needs and wants, specific neighborhoods, school districts as well as the mortgage process.

Step 3 – Start house-hunting
After our initial meeting, I will start finding houses on the market that fit your needs. Many of my buyers use well known RE search websites to find homes that catch their interest. I work hand in hand with my buyers to narrow down the search to the houses that fit their specific needs. At that point, we will visit as many homes as it takes to educate my buyers so they can make an informed decision.
Since many of our agents are Certified RE Appraisers, we tend to look at the market through a different set of eyes. We identify not only the positive attributes, but also the negative.
The more houses my buyers look at, the more informed they become. The will continue to refine their criteria to the point that they know EXACTLY what fits all their needs and wants.
Step 4 – Get a feel for the market
My understanding of the Saratoga Springs market is an essential advantage in your search. I'm acquainted with all the neighborhoods and school districts, and I can alert you to what districts are "hot" and require prompt action and the ones that are "cool" and allow for thoughtful consideration.
As we tour houses, I will make sure to communicate when the seller's asking price has room for negotiation and when I think the house is "priced to sell." Step 5 – Find your dream house
I am positive we will find the home of your dreams. Upon making an offer, I will ensure it is tailored specifically to meet all of YOUR needs.
When we submit your purchase offer, you will likely want to submit "earnest money". This is a cash deposit made to a seller to secure the offer to buy the property. This money is applied to the purchase price and is refundable if the contract falls through due to the contingencies included in the contract to protect YOU. If the offer is accepted by the seller, we should close on the property about 45 to 60 days. This allows plenty of time to complete the many steps involved after going under contract.
Step 6 – Negotiate the deal
The most important part of the process is negotiating the price of the home and terms of the contract. You want an agent who will be working in YOUR best interests, not one who just wants to get the deal done. There is more to the purchase of a home than just the price, although that is the most important part. You want the terms of the contract to be tailored to your needs.
Step 7 – Obtain a loan
After coming to terms with a seller, we will begin working with your lender to obtain financing. It is highly recommended buyers get pre-qualified prior to searching for a home so they know exactly what they can afford. I will work directly with you and the lender to ensure your loan process runs smoothly right through to closing.
Step 8 – Close the deal
As we work through to closing, I will guide you through the home inspection, appraisal, and loan approval ensuring you meet all deadlines and are ready to close on the purchase of your new home. You want an experienced agent to help you through this part of the process. There are many situations which can arise which may delay or even stop you from buying your home. My experience will help you navigate this part smoothly all while providing protection for you. At the closing table, you will final receive keys to your home and it is time to celebrate.
